Tenant Selection
One of the most important roles of a Property Manager is the meticulous selection of all prospective tenants. The Management Team selects the best possible tenant for your property by thoroughly conducting the following:
- 100 point reference check
- Confirmation of employment (past and present)
- Satisfaction that the tenant is capable of meeting its financial obligation
- Seeking a tenant with a clear and proven history of renting
- Tenant Reference Association (reference check on previous tenancy)
- All applications are confirmed with the owner on approval
Agreement Preparation
Once the tenant has met the above requirements for your property and you are completely satisfied, we will arrange the following:
- Confirmation of employment (past and present)
- Deposit to be paid
- A detailed condition report is prepared with photos
- Additional terms outlining the tenants obligations
- Signing of the Residential Tenancy Agreement
- Photocopying keys for our records and handing over copies of keys
- Update records with your Strata Agent (when required)
- Lodgement of bond with the Rental Bond Board
Condition Reports
Prior to a tenant moving into your property we will conduct a detailed condition report outlining the current condition of your property. This report will prove invaluable at the end of the tenancy to ascertain how your tenant has maintained the property during their tenancy and how the tenant has left the property at the end of the tenancy. A photographic essay will also accompany this.
From the rent collected on your behalf, we can arrange payment of all expenses as per your instructions in the Management Agency Agreement. Such accounts could include:
- Council Rates
- Water Rates
- Body Corporate Levies
- Insurance
Rent Collection
Paying rent is “hassle free” for tenants of R&W Bondi Beach. We have a Direct Banking System, whereby all tenants are supplied with a QuickRENT Bpay card. This enables them to pay their rent directly into our Rent Trust Account via the internet, at any Australia Post Branch or over the telephone. This system is both convenient and prompt, getting the tenants into a habit of paying rent automatically, which reduces arrears.
Managing the Tenant
It is our duty to ensure that the tenant is well educated as to what is expected of them under the Residential Tenancy Agreement. Whether it is regular garden maintenance, payment of rental in advance, noise control or the behaviour of visitors to your property, we manage the tenant for you ensuring that the terms of the Residential Tenancy Agreement are complied with.
We aim to establish the best possible relationship with all our tenants.
Repairs & Maintenance
At R&W Bondi Beach, we have a complete team of reasonably priced andhighly competent trades people. Should you have a preferred tradesman,this can be arranged. Repairs are monitored very closely, and are actedon according to each Landlord’s particular instruction in their Management Agency Agreement. Should an urgent repair be reported, e.g.,no hot water, we will need to attend to it as soon as possible as it is an essential service. Other ‘non urgent’ repairs will be discussed withyou prior to going ahead.
General Inspections
As per the Residential Tenancy Agreement we are permitted to inspect your property four times per year if necessary. We inspect all of our properties at least once every 6 – 12 months. A detailed copy of this inspection report is sent to you. We encourage owners to attend inspections. Should we feel as though there are areas that need attention from the tenants, a report will be sent to them and a follow up inspection will be carried out.
Monthly Accounting
We prepare and forward you a detailed monthly Rental Statement for your property. The statement or tax invoice details the rental period, rental monies collected, disbursements and sundries and itemises any GST payable where applicable. Your rental monies can be electronically deposited directly into a bank account
Rental Reviews
One of the most important roles of your Property Manager is to continually ensure that your property is receiving its optimal rent. R&W Bondi Beach will undertake regular market reviews of you property taking into account factors such as:
- Current market rents and trends
- Vacancy factors in the area
- Quality of the tenant
- Length of the tenancy
Financial Year Statements
Our office is able to provide a full Annual Financial Year Statement as at 30th June listing all income and expenditure in relation to your property upon request.
This can save you time and fees when dealing with your accountant for income tax purposes.
Industry Affiliation & Training
Our office is a member of the Real Estate Institute of New South Wales. Our Property Management Department is kept up-to-date with the latest information from the Institute with market statistics from the Rental Bond Board, as well as updates from the CTTT.
All of our Property Management staff are put through on-going professional development training to ensure that their knowledge and skills are always put to the peak of the industry.
Under legislation passed by the State Government on the 1st September 2003, it is compulsory for staff to conduct professional training seminars on a yearly basis.
It is our duty to ensure that all requirements of the various sections of Government legislation relevant to property investment are complied with.
