One of the many goals of Richardson & Wrench Bondi Beach is to ensure your next move is a positive one. Richardson & Wrench Bondi Beach was founded around one simple mission. “To deliver RESULTS that exceed our clients EXPECTATIONS”.
We have created proven systems that provide solutions and satisfaction to your most desired wants and needs. At the foundation of our ‘success system’ is a philosophical shift from being a ‘facilitator’ presenting to a Real Estate Consumer to becoming a ‘catalyst’ for a Real Estate Client to find success in an industry that for decades has been inefficient and often ineffective. “Disappointment is the difference between what a client EXPECTS and what the agent DELIVERS” Richardson & Wrench Bondi Beach has thoroughly researched what a client requires from their agent. What they have told us is that they are craving a ‘professional’ who can ‘listen’ to their individual wants and needs and provide solutions for them! Richardson & Wrench Bondi Beach is that professional organisation.

- Confirmation of employment (past and present)
- Satisfaction that the tenant is capable of meeting its financial obligation
- Seeking a tenant with a clear and proven history of renting

- All applications are confirmed with the owner on approval
Once the tenant has met the above requirements for your property and you are completely satisfied, we will arrange the following:

This report will prove invaluable at the end of the tenancy to ascertain how your tenant has maintained the property during their tenancy and how the tenant has left the property at the end of the tenancy. A photographic essay will also accompany this.
From the rent collected on your behalf, we can arrange payment of all expenses as per your instructions in the Management Agency Agreement. Such accounts could include:
- Council Rates

This system is both convenient and prompt, getting the tenants into a habit of paying rent automatically, which reduces arrears.
Managing the Tenant
It is our duty to ensure that the tenant is well educated as to what is expected of them under the Residential Tenancy Agreement. We aim to establish the best possible relationship with all our tenants.

Other ‘non urgent’ repairs will be discussed withyou prior to going ahead.
As per the Residential Tenancy Agreement we are permitted to inspect your property four times per year if necessary. We inspect all of our properties at least once every 6 – 12 months. A detailed copy of this inspection report is sent to you. We encourage owners to attend inspections. Should we feel as though there are areas that need attention from the tenants, a report will be sent to them and a follow up inspection will be carried out.
